Before you call
It helps to have these ready:
- Where the cracks or gaps are, and whether they open in summer and close after rain. Dated photos with a coin or tape measure in frame help.
- Which doors or windows stick or won't latch, and since when.
- The year the house was built, and whether it's a slab or pier and beam, if you know.
- Whether the property is in a floodplain or a historic district, since that can slow an Austin permit.
- Any past foundation work, with the paperwork if you have it. Ask the original company whether its warranty passes to you.
If something looks dangerous
If a wall is bulging or leaning, a ceiling is sagging, or doors and windows have suddenly jammed after a storm or a leak, don't wait for an inspection. Keep people away from that part of the house, and if you smell gas or see a broken pipe, leave and call 911 or your utility from outside.
